PROGRAM: Affordable Housing for Seniors & Commercial/Community Space for Workers’ Union

Terraces at Mission

This new mixed-use apartment building includes a total of 100 affordable units for senior residents and sits above a neighborhood-serving workers’ union. The five-story community includes indoor and outdoor recreation areas, including rooftop spaces and a private courtyard for the residents. The residences surround a landscaped courtyard and have access to multiple terraced decks with views of the city and the adjacent natural landscape. The units - predominantly one-bedroom and studios - are all provided with a full kitchen, a balcony, and storage space. Integrated into the design of the units are components that assist with the ease of aging-in-place, such as places to set groceries and orientation of openings to encourage community interaction, along with full accessibility features.

Other supportive uses include a fitness room, a residents' lounge, a wellness room and a prominent flexible-use community room. The rooftop deck will include a community garden, a chapel and sitting areas with both nature and city views. The building's unique layout is born from the desire to bring natural light to all units, which are oriented to the views of the hills. The ground-floor community room will include a kitchen, television lounge, and space for art classes and resident meetings. This community room opens up onto a sunny courtyard and garden, adding green areas and creating miniature wetlands that manage runoff, easing the burden on the city's combined stormwater and sewage system.

The residences sit atop the parking area and commercial space. The existing union that occupies the site will have a new and modernized home at the ground floor. This community-oriented space will maintain an active street atmosphere with an open plaza that connects the building to the commercial corridor. This project will pursue a LEED certification, with healthy interiors for senior residents.
